Brayton Knolls Home Owners Association Meeting Minutes for November 5, 2007

I. Call to Order: 6:35 pm President Alicia Slavin calls meeting to order.


II. Treasurer report: At the time of the meeting the current treasure had resigned. President Alicia Slavin reported the Association has paid the landscaper $1551.00 as recorded, with one more payment to be made for the remainder of the year. Other expenses totaling $145.47 for postage, printing and Lawyer fees were reported for this term.


III. Secretary Report: There was not a Secretary report from the last Association meeting due to the seat on the board was vacant at the time. Mark Kacprowicz of 616 Courtney was elected Secretary at the end of the August 6th meeting. Fall landscaping for the sign was discussed at the August 6th meeting and was put on hold. Association is currently receiving estimates for landscaping for spring.


IV. New Business:

a. Courtney Lane Opening: Brayton Knolls home owner discussed the outcome from Marengo transportation meeting and the opening of Courtney Lane is a long term project and advised residents to visit the City of Marengo and McHenry County websites for more information. A “No Outlet” sign will be installed on the East end of Courtney at the intersection of Spring Dr. and Courtney Ln.

b. Wetlands: The responsibilities of maintaining the wetlands are still under discussion between the City of Marengo and the Brayton Knolls homeowners association. Homeowners were advised not to alter/maintain the common areas.

c. Association Dues: The Association will meet to discuss the Association dues for the next year and going forward. A letter will be sent out reminding the home owners that the Association dues will be due February 1 2008.
d. Voting for Treasurer. Chuck White volunteered for the Treasurer seat on the board.

V. Other:

a. Home Owners have been complaining about the amount of garbage that is blowing around the neighborhood. A letter will be drafted and distributed to inform the residents of the city ordinance and the concern of the other homeowners.

b. Group discussion on modifying the sign for better visibility and landscaping. The Association is currently seeking estimates for a redesign on the layout of the existing sign.

c. Discussion on a survey being sent to the homeowners on what do they expect out of an association meeting and what actions would you like to see in the meetings or from the board.
